STATE OF GEORGIA COUNTY OF EFFINGHAM NOTICE OF SALE Because of default in the payment of a Promissory Note secured by a DEED TO SECURE DEBT, executed by MLRE PARTNERS LAND COMPANY, INC. to BANK OF NEWINGTON, dated March 30, 2023 and recorded in Deed Book 2839, Pages 958-972, Effingham County Records, the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable and, acting under the POWER OF SALE contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in June, 2026, during the legal hours of sale at the courthouse in said county, sell at public outcry to the highest bidder for cash, the lands described in said deed, to wit: All that certain lot, tract or parcel of land situate, lying and being in Effingham County, Georgia, shown as "16.95 ACRES" upon a map thereof entitled "Property Survey for Suzane Spivey and Barry J. Spivey" made by Warren E. Poythress, RLS, dated January 25, 2001, recorded in the Office of the Clerk of Superior Court of Chatham County, Georgia in Plat Cabinet B118, Slide C2. Said tract was conveyed to MLRE Partners Land Company, by Limited Warranty Deed dated October 6, 2021, and recorded in Deed Book 2731, Page 349, in the aforesaid clerk's office. Said plat and deed are incorporated herein by reference. Subject to all easements, restrictions, and rights of way of record. 0 Noel C. Conway Road, Guyton, Georgia 31312 Tax PIN 03760-016-000. Said property will be sold, together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to security deed held by the undersigned.
