NOTICE OF SALE UNDER POWER, EFFINGHAM COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Bart Hanks to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Quicken Loans, LLC, its successors and assigns dated 9/2/2020 and recorded in Deed Book 2621 Page 184 Effingham County, Georgia records; as last transferred to or acquired by Rocket Mortgage, LLC, conveying the afterdescribed property to secure a Note in the original principal amount of $314,204.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Effingham County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on May 5, 2026 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: ALL THAT CERTAIN lot, tract or parcel of land situate, lying and being in the 9th G.M. District, Effingham County, Georgia, being known as LOT TWO HUNDRED TWENTY (220), SADDLECLUB AT BELMONT GLEN, PHASE TWO (2), as shown and more particularly described on that certain map or plan made by P. Nathan Brown, R.L.S., #3185, dated December 1, 2015, recorded in Plat Cabinet D, Slide 166-D, in the records of the Clerk of the Superior Court of Effingham County, Georgia, and for a more particular description reference is hereby made to the aforesaid plat, which is specifically incorporated herein and made a part hereof. Said property having an address of 120 Bluegrass Cir, Guyton, GA 31312, and a property tax number of 0416A-220. This being the same property conveyed to J. Weatherford LLC, by Deed Under Power from Eva A. Scott, acting by and through First Guaranty Mortgage Corporation, as the duly appointed agent and attorney-in-fact, dated March 3, 2020, and recorded in Deed Book 2590, Page 444, Effingham County records. Subject, however, to all valid restrictive covenants, easements and rights-ofway of record. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property is commonly known as 120 Blue Grass Cir, Guyton, GA 31312 together with all fixtures and personal property attached to and constituting a part of said property, if any.
