NOTICE OF SALE UNDER POWER GEORGIA, EFFINGHAM COUNTY By virtue of a Power of Sale contained in that certain Security Deed from MAKPOW MARKETING & INVESTMENTS LLC to CV3 FINANCIAL SERVICES, LLC, dated August 4, 2025, recorded August 12, 2025, in Deed Book 2989, Page 289, Effingham County, Georgia Records, said Security Deed having been given to secure a Note of even date in the original principal amount of Three Hundred Thirty-Nine Thousand Five Hundred and 00/100 dollars ($339,500.00), with interest thereon as provided for therein, said Security Deed having been last sold, assigned and transferred to UMB BANK, NATIONAL ASSOCIATION, NOT IN ITS INDIDVUAL CAPACITY, BUT SOLELY AS LEGAL TITLE TRUSTEE FOR MLM 13648 TITLE TRUST, there will be sold at public outcry to the highest bidder for cash at the Effingham County Courthouse, within the legal hours of sale on the first Tuesday in May, 2026, all property described in said Security Deed including but not limited to the following described property: ALL THAT TRACT OR PARCEL OF LAND, SITUATE, LYING AND BEING IN THE 9TH G.M.
