NOTICE OF SALE UNDER POWER OF SECURITY DEED STATE OF GEORGIA COUNTY OF EFFINGHAM Under and by virtue of the Power of Sale contained in the Deed to Secure Debt from JESSICA N. WALKER to HELEN C. RICHEY., dated June 8, 2023, and being recorded in Deed Book 2869, pages 625-633, Effingham County, Georgia Records, given to secure an indebtedness in the original amount of $104,330.00, the undersigned will sell, at public outcry, to the highest bidder for cash before the door of the Courthouse of Effingham County, Georgia, during the legal hours of sale on the first Tuesday in MARCH 2026, the following described property to-wit: All that certain lot, tract or parcel of land, lying and being in the 10th G.M. District of Effingham County, Georgia, containing 3.2 acres, more or less, being known an designated as Parcel 2, as shown on the plat of survey prepared by Adolph N. Michelis & Associates, RLS #1323, dated August 9, 2022, being recorded in Plat Book 29, Page 195, Effingham County Records. [MAP/PARCEL 02710037A] AND That certain 2018 Scotbilt Mobile/Manufactured Home, VIN: SBHGA11810590AB, located on said property and which has been made a permanent part of the property described above by the filing of Form T-234 Mobile/Manufactured Home Certificate of Permanent Location with the Clerk of Superior Court of Effingham County and being recorded in Deed Book 2863, Pages 657-660. The indebtedness secured by said Deed to Secure Debt has been and is hereby declared due and payable in full by reason of default under the provisions of said Deed to Secure Debt and the terms of the Note secured thereby, and sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness and interest thereon, attorney's fees and expenses of sale, and the balance, if any, shall be applied as provided by law. To the best knowledge and belief of the Lender, said property will be sold as the property of JESSICA N. WALKER and is being sold subject to any and all liens superior to this lien, outstanding ad valorem taxes, and easements, restrictions against the property, if any.
