NOTICE OF SALE UNDER POWER STATE OF GEORGIA, COUNTY OF EFFINGHAM By virtue of a Power of Sale contained in that certain Security Deed from Kevin Brinkley and Kristin Brinkley to Mortgage Electronic Registration Systems, Inc., as nominee for loanDepot.com, LLC, dated January 17, 2020 and recorded on January 28, 2020 in Deed Book 2570, Page 719, in the Office of the Clerk of Superior Court of Effingham County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of One Hundred Ninety-Two Thousand Eight Hundred and 00/100 dollars ($192,800.00) with interest thereon as provided therein, as last transferred to loanDepot.com, LLC, recorded in Deed Book 2870, Page 799, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Effingham County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in December, 2025, all property described in said Security Deed including but not limited to the following described property: All that certain Lot, Tract or Parcel of Land situate, lying and being in the 1559th G.M. District of Effingham County, Georgia, and being known and designated as Lot 165, South Bend Subdivision, Phase III, as shown on the Map or Plat of said Subdivision recorded in the Office of the Clerk of Superior Court of Effingham County, Georgia, in Plat Cabinet C, Slides 170C, 170D and 170E. Said property may more commonly be known as 113 Thoroughbred Drive, Guyton, GA 31312.
