McBride to Page Newlands Thomson, dated April 28, 2010, recorded in Deed Book 1934, page 167, in the Office of the Clerk of Superior Court of Effingham County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of Thirty Four Thousand Nine Hundred and No/100 ($34,900.00) Dollars, with interest thereon as provided therein, will be sold at public outcry to the highest bidder for cash before the courthouse door of Effingham County, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday of the said month being, November 4, 2025, all property described in said Security Deed including but not limited to the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 10th G.M. District, Effingham County, Georgia, known and designated as Lot No. 4, Conifer Crossing Subdivision, Phase 1, that is shown and more particularly described by the plat of survey made by Warren E. Poythress, R.L.S. #1953, dated August 24, 1995, recorded in the Office of the Clerk of the Superior Court of Effingham County, Georgia, in Plat Cabinet A, Slide 328-A, which is incorporated into this description by specific reference thereto. McBride, as evidenced by that certain Warranty Deed dated April 28, 2010, recorded in Deed Book 1934, page 164, aforesaid records. SUBJECT HOWEVER to all restrictive covenants, easements and rights-of-way of record. Together with an improvement and immovable fixture attached thereto known as a 1996, 28 x 56, Destiny Mobile Home, Serial #049774AB. Said mobile home is permanently affixed to the land and is to remain on the land described herein so as to become a part of the real property. Grantor declares that the wheels, axels, and hitches have been removed and that the mobile home is connected to the utilities. Grantor intends that the mobile home lose its nature as personal property and become real property. Said mobile home shall be hereafter considered a permanent fixture on the realty and henceforth title to said mobile home shall be considered as merged with title to the realty. Said property has a current Tax Identification number of 369D-4, with a street address of 106 Conifer Dr., Guyton, GA 31312. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of defaults, non-payment of monthly installments on said loan.
