NOTICE OF SALE UNDER POWER STATE OF GEORGIA, COUNTY OF EFFINGHAM By virtue of a Power of Sale contained in that certain Security Deed from Christopher James Ehrig, Vera Katonah and Rebecca Ehrig to Mortgage Electronic Registration Systems, Inc., as nominee for Broker Solutions Inc dba New American Funding, dated September 11, 2020 and recorded on September 11, 2020 in Deed Book 2622, Page 733, in the Office of the Clerk of Superior Court of Effingham County, Georgia, said Security Deed having been given to secure a Note of even date, in the original principal amount of Two Hundred Sixty-One Thousand Eight Hundred Twenty and 00/100 dollars ($261,820.00) with interest thereon as provided therein, as last transferred to New American Funding, LLC F/K/A Broker Solutions, Inc., D/B/A New American Funding, recorded in Deed Book 2698, Page 13, aforesaid records, will be sold at public outcry to the highest bidder for cash before the courthouse door of Effingham County, Georgia, or at such place as has or may be lawfully designated as an alternative location, within the legal hours of sale on the first Tuesday in July, 2025, all property described in said Security Deed including but not limited to the following described property: All that certain tract or parcel of land situate, lying and being in the 10th G.M. District of Effingham County, Georgia and being more particularly shown and designated as Lot 94, Phase VI on that certain plat of survey entitles "Olde Town Whiteside Subdivision Phase VI", prepared by Warren E, Poythress, R.L.S. # 1953 dated August 12, 2019 and recorded February 7, 2020 in Plat Book 28, Page 744, in the office of the Clerk of the Superior Court of Effingham County, Georgia. Reference is hereby made to the aforesaid map and plan and the record thereof for all further purposes of description and identification for all other purposes. Together with improvements thereon and more commonly known as 14 S. Camelia Court, Guyton, GA 31312 and bearing a tax parcel number of G0090-0092A-94. Subject, however, to all valid easements, restrictions, and rights-of-way of record. This being the same property conveyed to Kevin Kirsch New Homes, Inc. by Warranty Deed from Dela Properties, LLC dated April 22, 2020 and recorded April 22, 2020 in Book 2587, Page 275, in the Office of the Clerk of Superior Court of Effingham County, Georgia. Said property may more commonly be known as 14 South Camelia Ct, Guyton, GA 31312. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees (notice of intent to collect attorney's fees having been given).
